If you're a mortgage underwriter

You stop chasing W-2s, 1099s, and CPA letters. You see 24 months of IRS-direct income (4506-C IVES pull) plus a cash-flow analysis with the variance, trend, and one-time vs recurring split called out. Investor guidelines (Fannie, Freddie, FHA, VA, jumbo) checked against the income source automatically. The CREB(TM) goes in the loan file as your evidence; the audit trail beats anything you'd build manually.

What this is NOT

Not a credit score. Not an asset verification (use Proof-of-Funds for that). Not a substitute for the underwriter's judgment - it's the income evidence package, signed and timestamped, that makes the underwriter's decision faster and more defensible. Not authorized to pull without the borrower's 4506-C consent.
